Local coverage
Micheldever is around eleven miles south-west of the Basingstoke base, a direct run down the A33. In practice the area covers two distinct settlements: the old village itself, and Micheldever Station a couple of miles north, which grew as a separate community around the railway. They look nothing alike and they need different things.
The village is the picture-postcard end of Hampshire: thatched and timber-framed cottages, brick and flint, a church with a Georgian rotunda, and buildings that were standing centuries before anyone imagined a balanced flue. Thatch imposes real clearance requirements on flue terminals, solid walls make heat loss calculations essential rather than optional, and internal layouts frequently leave nowhere obvious for a modern appliance and its condensate run.
Micheldever Station and the surrounding lanes are a different proposition: Victorian railway housing, twentieth-century additions, converted farm buildings and substantial detached homes, some off the mains gas grid entirely and several running multiple bathrooms from cylinders that were never sized for the demand. Both halves of the parish share one thing — they are rural, exposed and some distance from the nearest large town, which makes a system that has been properly cleaned, correctly sized and protected against frost considerably more valuable than one that has merely been installed.
Micheldever and Micheldever Station are around eleven miles south-west of the Basingstoke base, straight down the A33.

Eleven miles out and often with awkward access, so the survey establishes route, appliance position and parts in advance. Fewer return trips, less disruption.
Flue clearances around thatch and the constraints of timber frame and flint are settled before quoting, so the price reflects a compliant solution for that specific building.
Mains flow and pressure are measured and simultaneous demand assessed before an unvented cylinder is specified — the step that determines whether the system actually performs.

Local conditions
Building age, construction, water and exposure decide what goes wrong and what the honest fix is. These are the patterns that come up here.
Thatched roofs impose clearance requirements that rule out most of the convenient flue positions on a period cottage, and getting this wrong is a fire risk rather than a technicality. The compliant route frequently dictates where the boiler can go, which in turn dictates the pipework and the condensate run. All of that is resolved at survey and written into the quote before anything is ordered.
Timber-framed and flint properties in the village lose heat at rates that bear no relation to their floor area, and many have had insulation added in some places and not others, creating cold spots that no amount of thermostat adjustment resolves. Room-by-room heat loss calculation, correctly sized emitters and sensible zoning produce a comfortable house; a bigger boiler on the same radiators simply produces a bigger gas bill.
Barn conversions, outbuildings and long service runs mean a great deal of Micheldever pipework sits in unheated space. Condensate discharges freeze, supply pipes split, and because these are rural properties the failure is often discovered late. Internal re-routing where the building allows, and correct lagging and frost protection where it does not, is the standard approach here.
Barn and farm building conversions typically ended up with several bathrooms, a utility and long pipe runs, fed by whatever cylinder fitted the available cupboard at the time. The result is long waits for hot water and pressure that collapses when a second outlet opens. A properly sized unvented cylinder on a system boiler, with the incoming mains verified first, is normally the correct answer — and where the mains cannot support it, that is said plainly rather than fitted regardless.
Our process
The same five steps on every job, whether it is a CP12 or a full central heating installation.
01
Speak to Beth or Sam on 07825 758511, or send the quote form. You get a straight answer on whether it is a quotable job or an hourly one.
02
The property is looked at properly — flue route, gas supply, mains pressure, system condition — so the price is based on the building, not a guess.
03
A written price covering everything discussed. Once issued it is fixed: the figure agreed is the figure invoiced.
04
Sam carries out the work himself, protects the property, and leaves the site clean. No subcontracted strangers.

No. The published rates apply across the coverage area: boilers from £1,900 + VAT, air conditioning from £1,600 + VAT, CP12 £90 + VAT, £90 + VAT per hour otherwise.
Yes. Flue terminal clearances around thatch are a safety requirement and they are established at the free survey, because they determine where the appliance can be sited. Any listed building or planning consent required remains the owner's responsibility.
Yes, including out of hours, for no heat, no hot water and leaks. Call 07825 758511.
Almost always a correctly sized unvented cylinder on a system boiler, specified after measuring the incoming mains flow and static pressure and assessing simultaneous demand. If the mains will not support an unvented system, alternatives are explained rather than the wrong system being fitted.
Yes, from £1,600 + VAT under F-Gas certification Refcom REF1025590. Barn conversions and roof rooms with large glazed areas are the usual candidates.
A one-year workmanship guarantee on all work, manufacturer warranty on the appliance of up to ten years on a new boiler, and £2 million public liability insurance.
